Our client is a leading housebuilder in the UK. The client is looking for Senior Development Manager to join them in North London to help them with the efficient running of the Development functions. They are looking for an individual with Development Manager experience, that is looking to progress within the role and help the business be successful.

 

Your responsibilities:

  • General - To support the Regional Development Director and Associate Development Director in the efficient running of the Development function. To ensure that allocated Company developments are processed and controlled with appropriate detail and due diligence instilled to add or protect value at all points of the development in order to satisfy financial performance criteria, project budgets and programme requirements.

  • Financials - To support the Regional Development Director and Associate Development Director to manage and ensure the overall financial viability of development is maintained and controlled at all times including liaison with the Finance department to structure emerging business plans and 5-year forecasts.

  • Legal - To support the Regional Development Director and Associate Development Director to manage and oversee the Development Team to ensure overall legal requirements are met for development in their responsibility

  • Planning - To support the Regional Development Director and Associate Development Director to secure pre-start on-site activities including ensuring following planning conditions are discharged either directly or via liaison with the Technical team. (Region dependent)

  • Internal Governance - To support the Regional Development Director and Associate Development Director to secure internal governance approval and ensure that all other necessary permissions have been applied for and secured so that delays in developments do not occur.

  • The Senior Development Manager will be expected to coordinate the skills and resources of each function within the organisation together with appointing and managing external consultants to ensure that each development is optimized through efficient management.

Essential skills and experience:

  • Experience in managing complex non-standard residential developments through the critical elements of the development cycle.

  • To lead and support the pre-construction process via the project team from handover to completion

  • Strong commercial orientation supported by financial modelling and budget control, able to extract maximum value from each project.

  • Capable of working in a team of people and coordinating the different contributors to a project

  • An ability to prioritise and delegate as appropriate, to ensure all aspects of the job are completed to standard and on time.

  • Ability to effectively negotiate, motivate and communicate in order to influence others to ensure that the required programmes are met.

  • A general background knowledge in property combined with a relevant qualification

What do I need to achieve and deliver to be effective in this job?

  • Assist the Land / New Business department during the pre-development programme and in certain instances lead on land acquisition or renegotiation of terms on existing projects. Give advice to ensure all development issues are addressed in outline at the outset prior to the conclusion of the purchase process and where appropriate coordination with the Technical team.

  • Ensuring the active involvement of the Development Team to facilitate early Handover of prospective Development sites from the Land / New Business Team to the full Project Team

  • Settlement of the Construction Budget and programme, monitoring all Developments through a thorough review of development coordination checklists on a regular basis. Set realistic programmes to determine construction starts, sales opening and selling periods.

  • Management of the relevant Development Budgets and programme information in line with the Development Appraisal system at all times.

  • Liaison with the Legal department / appointed Solicitor / Technical department as required to ensure all relevant documentation is available at the requisite time including:

    • Conveyance Plans

    • Section 38 / 104 Agreements

    • Open Space Agreements

    • Service Wayleaves / Easements

    • Freehold Transfer Contracts

  • Maintain the principles of Investors in People.

  • Carry out duties in compliance with the Company’s ISO9001 accreditation.

  • Support the Group Environmental Policy.

  • Prepare and submit a Post Investment Review and Ensure Project Closeout Reports are completed and concluded, where appropriate via the Technical Team.

  • To undertake any other duties as deemed necessary from time to time.

Experience needed:

  • Forecasting using CP12A & DA system

  • Coordinating activities and third parties to meet deadlines

  • Managing planning applications

  • Undertaking financial appraisals

  • Appointing and coordinating external consultants.

  • Experience in a Development Manager role or similar

  • Degree level educated or relevant experience (ideally)
