Our client is a leading developer with a passion for not just building homes, but for creating vibrant sustainable communities. 

We are currently recruiting a Land Manager/Senior Land Manager in the South West to join the land and planning department. The successful candidate will have an extensive regional contact base and a deep understanding of the South West and its residential land market. 

The principal purpose of the role is to acquire land suitable for current and future development on behalf of the company, in accordance with ongoing requirements and their commercial and financial policies. You will also join colleagues in the formulation of their development projects and work up all legal, planning and technical aspects to optimise commercial returns and help compound their position as a highly successful creator of new communities. 

Responsibilities:

  • The identification and securing of residential development sites, principally through the formation and maintenance of close relationships with agents, introducers and other contacts associated with land promotion, planning and disposal.

  • The formulation of site valuations determining the optimum dwelling mix, layout and configuration in line with sales and marketing input. 

  • The compilation and review of technical site assessments and appraisals.

  • The design, planning and financial evaluation of sites through the feasibility process.

  • Making offers to purchase and negotiating the most commercially satisfactory and advantageous price and terms direct with vendors and their agents and solicitors.

  • Closing land deals out by securing an early exchange of contracts by way of the instruction and co-ordination of appropriate legal due diligence.

  • Assisting in the securing of planning and associated permissions via negotiation and liaison with the relevant authorities, local residents and other stakeholders.

  • Working closely with the land and planning director and all other colleagues to ensure the smooth and efficient delivery of new sites, and the ongoing management of existing developments and other assets.
